What work is recommended before selling your property?

If you want to sell quickly and at a good price, your property has to make future buyers dream!

To do this, you need to present your property in the best possible light.

Don't worry, you don't have to carry out major renovations to sell your property. It all depends on your sales objectives.

But don't panic, you don't have to break everything down and redo it to make it look as good as new.

One of our first pieces of advice when it comes to selling is to clean house.

A seller or owner who presents a clean and healthy property wins points with the buyer.

This gives a good first impression if the home has been emptied of too many personal items or decorations, so that the buyer can really appreciate the space of the rooms.

Home staging to give your home a makeover!

Secondly, it's best to repaint all your walls in light, trendy tones to brighten up every surface and help customers imagine their life in your home. It's true that sometimes certain colors can be a hindrance to sales.

If you wish to leave a few items, such as your furniture, you can give them a boost to create a warm, cosy atmosphere.

We've put together a list of the most cost-effective ways to improve your home:

Energy performance work
Renovating kitchens and bathrooms
Recycling old furniture for home staging

Energy performance work

When it comes to planning this type of work, the question arises: what kind of work is included in the energy renovation project?

We have the answer, or rather THE answers, to your question. Generally speaking, this type of renovation encompasses 4 different types of work:

1 - Ventilation
2 - Heating control
3 - heating
4 - Insulation

Of course, the most important and highest priority work is insulation, as this will reduce your energy bills, make your home more comfortable and, of course, increase the value of your property for sale.

State aid for which you are eligible:

  • MaPrimeRénov': MaPrimeRénov' is aimed at all households, as well as condominiums and landlords. The amount of the subsidy is calculated according to income and the ecological benefit of the work.
  • MaPrimeRénov' Sérénité: Assistance is granted to low-income and very low-income owner-occupiers of single-family homes. Landlords and condominium associations are also eligible.
  • Zero interest rate eco-loan (Eco-PTZ): For individuals (owner-occupiers or lessors), including co-owners; for non-trading companies not subject to corporation tax, where at least one partner is an individual. Note that the zero-rate eco-loan is granted without a means test.
  • The Coup de pouce energy-saving bonus: Since 2019, all households have been eligible.
  • Energy cheques to help pay energy bills or renovations: Energy cheques are intended for people of modest means. Each year, the tax authorities draw up a list of beneficiaries based on the household's reference tax income (RFR) and the composition of the household, determined in consumption units (UC). The value of the consumption units making up the household is calculated as follows: the 1st person in the household counts as 1 UC, the 2nd as 0.5 UC, and the following as 0.3 per UC.Since January 1, 2021, the tax-inclusive face value of the energy voucher, defined in Article R. 124-3 of the Energy Code, has thus been set according to annual reference tax income (FRF) and household composition in CU.
  • Aid from energy supply companies (CEE): Assistance is available to all homeowners and tenants.
  • Local grants to finance your energy renovation: In addition to national grants, there are many local grants available to improve the energy performance of your home. The Agence nationale pour l'information sur le logement (ANIL) (National Agency for Housing Information) provides you with a tool that lists the assistance available throughout France.

Kitchen and bathroom renovation

Before displaying your home in agency windows and on agency websites, there are certain rooms you can improve.

For the kitchen, the central element of the house/apartment, you can make a few changes, such as modifying the worktop, repainting or replacing cupboard doors and handles, or investing in new appliances.

As for the bathroom, it's best to look at the layout to make the room more pleasant and softer. You can, for example, change the shower tray or just the taps, and replace the cupboards/storage units.
